Build-to-suit is a solution for a business who wants to stay in the same place for a long time, but does not elect to own the property. In this situation, the property is configured to exactly meet the needs of the tenant, in exchange for a ten (10) to fifteen (15) year lease.

Design Build is a situation where an investor / user wants land developed for a particular use. This becomes a "package deal" which involves financing, the purchase of land, consultation with a developer, and execution.
