1031 Exchange :

If you sell your commercial real estate, with
the intent of purchasing other commercial real estate, all or part of your
exchange may be tax-exempt. You should confer with an expert before executing
this type of transaction.
The experience of the Migoni Group has been that
most of these 1031 Exchanges involve a forty-five (45) day identification
period with closing, on the new replacement property to occur within 180 days
of the sale. There is not a day to waste! You need to work with a Buyer's
Broker who will not "drop the ball!"

Build-to-Suit:

Build-to-suit is a solution for a business who
wants to stay in the same place for a long time, but does not elect to own the
property. In this situation, the property is configured to exactly meet the
needs of the tenant, in exchange for a ten (10) to fifteen (15) year lease.

Design Build:

Design Build is a situation where an investor /
user wants land developed for a particular use. This becomes a "package
deal" which involves financing, the purchase of land, consultation with a
developer, and execution.
